Treehouse Village will be registered and self-managed as a condominium corporation, so there will be condo fees, of course. But check out what will be included in those fees. That’s what really sets us apart. 

Treehouse Village condo fees will also include internet for the common areas as well as all homes!

Condo fees generally consist of three categories: utilities, common areas, and a reserve fund, and they are often reported in terms of dollars per square foot. Let’s take a closer look at each category.

Treehouse Village’s projected condo fees will range from $260 to $360 per month, depending on the size of your home, with a projected average of $0.35 per square foot.

Utilities

A portion of condo fees usually goes to basic utilities such as water, electricity, and sometimes (but not always) heat. Treehouse Village fees will include heat, electricity, water, and sewer. Moreover, our homes will be built to the extremely energy-efficient Passive House standard, so our heating and cooling costs will be very low. Treehouse Village condo fees will also include internet for the common areas as well as all homes!

Common Areas

Condo fees also typically cover maintenance of common areas and building exteriors. In a cohousing community, this maintenance is managed by the members, so none of the fee goes to a property manager. At Treehouse Village, your condo fees will cover home exterior maintenance as well as maintenance on the shared amenities such as the Common House, the workshop, and other shared indoor and outdoor spaces. 

Condo fees generally pay for regular maintenance and tasks such as snow and garbage removal, cleaning and minor repairs of common areas, exterior window washing, and the like. Treehouse Village may choose to cover these with our condo fees if the tasks are not taken up by community members. One of the many benefits of a cohousing community is that your neighbours will gladly contribute their talents, skills, resources, equipment, and maybe even their muscle power! There is already an eager “snow removal team” among us.

Reserve Fund

Every condo board must maintain a savings account, called a reserve fund, for big-ticket items that inevitably arise, such as repairing the roof. Treehouse Village will be constructed with high-quality metal roofing and siding with a very long life span. Nevertheless, a portion of Treehouse Village’s condo fees will go towards a reserve fund to cover whatever big-ticket items arise.

What’s the Bottom Line?

So, what will all this cost? Treehouse Village’s condo fees are expected to range from $260 to $360 per month, depending on the size of your home, with a projected average of $0.35 per square foot. The main reason the fee is so low is the Passive House design, which results in negligible energy costs for heating and air conditioning. We are ensuring that we “build it right” from the outset, which will save us big-time on our monthly costs in the long run.
